CONDITIONS OF BOOKING

1. The let described only confers on the person making the booking (the Holidaymaker) the right to occupy the premises for a holiday within the meaning of the Rent Act 1977. Holidaymakers are expressly excluded from holding 'protected tenancies' as defined in the Rent Acts.

2.  In the event of a cancellation where the full amount has been paid the holidaymaker should claim from their holiday insurance for any reimbursement.

3. If the holidaymaker should terminate their stay at the cottage before the end of their booked period they shall not be entitled to any return of any part of the total rent.

4. Any contract made between the Holidaymaker and the Property Owner (Mr. and Mrs. Pettitt) is made on the understanding that the Property Owner shall not accept any liability whatsoever for any injury, loss, damage, accident or delay caused by or in any way connected with the acts or default of the Property Owner.

5. The Holiday-maker undertakes to keep the accommodation and all furniture, fitting and effects in or on the accommodation in the same state of repair and condition as at the start of the holiday and to leave the accommodation as clean and tidy as it was found on arrival. 

6. The cost of any damage or breakages caused by the Holidaymaker or by a member of the Holidaymaker’s party must be paid to the Property Owner. 

7. The Property Owner shall be allowed access to the accommodation at any reasonable time during the holiday.

8. Complaints made by the holidaymakers about the property must be made at the time of the holidaymakers’ stay direct to the owner on 339 128 2757, who will do everything possible to respond appropriately. Complaints notified after the holidaymakers’ stay will NOT be considered to be valid.

9. A booking will ONLY be confirmed if the full amount has been paid and cleared by the owners' bank.
